What to expect during the ‘Define’ stage
Kick Off Meeting
Once appointed, we begin every project with a kick off meeting, either in-person or via a video call. We use this time to really get to understand you, your company, your values and objectives. It’s a collaborative process; a chance for us both to delve deep into ideas, inspiration and creative solutions.
Survey (if required)
If a CAD file is unavailable, we can carry out a measured survey which will form the basis of our designs. If CAD is available, we recommend a site visit with a check dimension survey to ensure the existing file is accurate.
Research & Gathering Information
Following our kick off call, we will begin to research, look at market trends and assess your competition. This knowledge will form the backbone of the project and help us to form the creative strategy. There may be a requirement for us to gather information from external suppliers, dimensions of equipment, and to explore planning restrictions to name a few. We like to be as prepared as we can be before entering the Design Phase.
Space Planning Exploration
A well thought through layout is fundamental, like a jigsaw puzzle that fits together seamlessly.
Utilising the survey, we combine your requirements with our creative thinking (whilst adhering to building regulations), to develop a plan that offers the most efficient and practical way to maximise your space.
Building Control Engagement
The majority of our projects require building control approval prior to any work commencing on site. We engage with relevant parties as early as possible to ensure an open dialogue is maintained and the process is as smooth as possible.
Principal Designer Coordination
Most of our projects require a Principal Designer to be appointed to carry out the legal duties required under the Construction (Design and Management) Regulations 2015 (CDM 2015). If not appointed, the duties automatically fall with you, the client. If you choose for us to carry out the role on your behalf, at this stage we begin to gather the information required to plan, coordinate and manage the pre-construction phase.
Lookbook Exploration
Alongside the layout plan, we collate imagery to help us communicate our thinking. We find that marrying up a 2D plan with supporting visual references helps us demonstrate our proposal clearly.
Final Presentation
We end the Define Stage with a presentation meeting. Our aim is to achieve a layout plan and creative direction that you believe works and that you’re excited about.
With a solid foundation and a clear direction, we’re ready to move into the Design Phase.

What to expect during the ‘Design’ stage
Concept Creation
Building upon the collated knowledge from the previous stage, we thrash out ideas that help us to define the space in more detail. Expressed through a combination of sketches and draft renders, we form the basis of the concept ready to take into our 3D render programme.
3D Visuals (CGI)
There is an immersive nature to this stage that helps us to communicate our imaginative ideas to our clients. Seeing a space come to life in 3D is an invaluable tool; one that we find our clients love interacting with.
Specifying
We visualise with finishes, fixtures and furniture in mind and aim to represent them as accurately as possible within our 3D renders. This not only aids communication with our clients, but also helps with contractors and suppliers in the procurement and build stage.
Sample Boards
The collation of wall finishes, floor coverings, paint swatches and fabrics (to name a few) are presented as a sample board to enable you to touch, feel and engage with the proposed finishes.
Final Presentation
The most exciting and engaging meeting of them all – the 3D visual reveal!

What to expect during the ‘Develop’ stage
3D Technical Design
We transfer the 3D information into a 2D technical drawing pack to enable contractors and manufacturers to cost from. A standard drawing pack will include:
Building Control
We include the required information to enable us to submit the drawings for Building Control Approval.
Advertisement Consent
If advertisement consent is required, we can complete the necessary drawings, file the application and liaise with the local authority on your behalf.
FF&E (Fixture, Fittings and Equipment) Schedules
We produce detailed schedules for items such as lighting, planting and furniture to assist the relevant suppliers and obtain quotes. It’s essential that they are calculated correctly to ensure they work for the timelines and budget.
Tender Liaison
We will provide guidance on your behalf if going to tender. We can recommend contractors and suppliers if required.
Construction Drawings
Once appointed, we will liaise with the contractor and provide design intent drawings to support the construction phase.
Design Engineering
If price reductions are required, we work with the contractor to evaluate the design and specifications to see where adaptations can be made.

What to expect during the ‘Deliver’ stage
Procurement
If a hands off approach is preferred, we can procure items such as furniture, lighting and planting (to name a few). We will ensure their lead times are sufficient, they work for the budget and their delivery and installation is coordinated with the main contractor.
Design Management
We can liaise with suppliers and contractors prior to and throughout the project to ensure it remains on track and inline with the design.
Site Meeting Attendance
We recommend a minimum of three site meetings (pre-start, midsite and handover) to ensure a smooth delivery from a design perspective. We will liaise with contractors and suppliers, deal with queries, and resolve any issues that arise during the build.
